2023 Income Limits

Total family income must be at or below the 100% or 120% of the Area Median Income (AMI), depending on house location. The below charts show the maximum allowable income by household size.

Monthly PITI payment (principal, interest, taxes and insurance) cannot exceed 33% of gross monthly income. Your lender will certify that you meet the income requirements.

Homebuyer Education

Cross Timber Homes provides you with the knowledge and skills necessary to be a successful homeowner. Required classes for Cross Timber Homebuyers include:

  • First Time Homebuyers - The Homebuyer Education Program is a comprehensive program that is based on standardized curriculum.
  • Home Repair Essentials - This hands on class teaches you the skills to make common repairs and preventative maintenance for your home.

Homebuyer Certification

Cross Timber sells homes to first-time homebuyers who want a new high-quality housing that is affordable, not to investors.

  • Homebuyers must self declare that they will remain in home a minimum of 5-years
  • Resale restrictions may apply during this 5-year period

Builder's Deposit

Homebuyers will be required to put 1% of the purchase price in an escrow account before construction begins. When construction is complete, the builder's deposit will be credited toward the down payment or closing costs.
